DESIGN DEVELOPMENT, PLANNING, BUILDING REGULATIONS, TENDER AND SITE ARE THE MAIN STAGES YOU NEED TO GO THROUGH TO BUILD YOUR ARCHITECTURE PROJECT. DEPENDING ON YOUR REQUIREMENTS, WE WILL WORK WITH YOU TO ACHIEVE ONE OR ALL OF THESE STAGES. 


1. Design Development

1) Discussing with you design options for the project, 2) Carrying out an outline survey and preparing a computer model of your existing house, 3) Preparing sketch designs, which we will present to you for discussion, 4) Discussing the other consultants you will need (Surveyor, Structural Engineer, Party Wall Surveyor etc.).

2. Planning

The Planning stage requires preparing a Planning Application / Certificate of Lawful Development for submission to the Local Authority. This includes; 1) preparing a drawing package with a site plan (1:1250), block plan (1:500), existing building plans and elevations (1:100), and proposed building plans and elevations (1:100), 2) writing a Design and Access Statement if required, 3) preparing the planning application documents and submitting the package on your behalf, 4) dealing with any queries from the planning department.

3. Building Regs

Preparing a drawing package for the Local Authority Building Control includes; 1) Plans (1:50) showing door and window numbers, building dimensions, foul and surface water drainage, and fire strategy, 2) Sections (1:50) showing foundations, damp proof membrane, insulation (including proposed U Values for each element), floor and wall structure, levels of opening, and roof structure, 3) Elevations (1:50) showing window and door openings, damp proof membrane, and wall cladding.

4. Tender

Turning your sketch design into a well resolved and detailed building is key to keeping costs down. This requires creating a package of information by which builders can tender. This will include the information produced for Building Regulations. We will also work with you to review your design post-planning and make any minor adjustments. Depending on the complexity of your project, the tender package can include an electrical and lighting plan, room-by-room schedule and detailed specification.

5. Construction

Working with the builder, we can help deliver your project on site. This includes: The Construction stage includes; 1)preparing and managing the pricing process for builders, 2) helping you on builder or contractor selection, 3)preparing the appropriate building contract (e.g. JCT Home Owner /Occupier), 4) working on your behalf as Contract Administrator carrying out tasks such as regular site inspections and managing the staged payment process (valuations).
